The entrance door is placed in the middle of the room so it is impossible to position larger furniture and it looks like the tiny sofa is too far away from the TV/fireplace. No dining room, even a small four seater would be good. No closet in the first bedroom. There is always so much room dedicated to the outside porches - it would be better to dedicate more room to the interior. And of course, there is still no garage. All our homes in NJ have garages - even homes with just one bedroom. The laundry room is very nice.

I legitimately love this house!!! The layout is perfect! Every detail is meticulous and practical!

Not having a dining table is not the compromise I would prefer to make for small house living.

I think I would move the dividing wall between the bedrooms slightly to the left (looking from the front door), adding a closet to that room. Then if you put a door right where the hallway to that bedroom is you make it a private onsuite and extra closet , making it the master bedroom.

No place to put your guests' coats when they enter the front door. No dining table - sitting at a bar is not where you should serve your guests! The laundry room was an afterthought tacked on to the side of the building. This was not as well planned as others we've seen here.

I've never seen a house so very perfect. I will never live in one. I'm 66 and on SS. But kudos to all the people involved in making this house paradise!

Just perfect: pantry, kitchen counter space, library shelves framing the fireplace, laundry room at back, bedroom closets, two study nooks upstairs, walk-in master closet, large upstairs hall closet. Love the polished concrete porch floors, too, and the front entry with coat hooks and drawers for scarves and gloves. I've looked at a lot of small-house videos, but I think I can stop looking now, because this one has it all.

What would be cost wid all finishing?

Houses should have their kitchens in a separate room to prevent grease and smoke particles from getting on everything.

I would add a w-valley to your drawing, some roof venting, a flue for the fireplace, railing for the deck, I'm sure there is more. Otherwise it is a great rendering, good job.

This is beautiful except that TV in the corner does belong there. It should be in front of the couch. The dining table place is okay because I could use it if I want to make projects (after I retired). Is it possible to add a loft coz I just need 1 more bedroom for my 2 kids when they visit us.

Just an in general comment. I've noticed that there are more islands being worked into kitchens. I'm older, have a bad back and arthritus, Working with lower cabinetry is a hardship for me. Can more traditional above the counter cabinets be worked into design mixes? OR a walk in Pantry ?

Not enough closet space

I would put the main entrance near the cloakroom, brick up the double window in the living room and instead make a TV wall with storage space, and instead of the shower, I would opt for a bathtub with a shower function. But otherwise everything is nice.
